No fences are allowed on lots. Decorative screening of pedestals and/or propane tanks must not exceed four feet (4') high and four feet (4') wide at any time. Hedges are subject to approval of the Architectural Committee but generally must not exceed four feet (4') in height and must be maintained within the owners’ lot. Trellises (lattices), not including those attached flat against units, storage sheds or decks are limited to two four by eight-foot (4' X 8') sections or the equivalent of sixty-four (64) square feet per lot. However, no trellis or equivalent, in excess of forty-eight inches (48") above ground level shall be installed or erected beyond the rear of the trailer slab for those lots that border on a waterway. Those lots along walls may, under certain circumstances, have more than sixty-four (64) square feet of lattice.
Driveways shall not exceed twenty-six feet (26') in length. Concrete, including the driveway and trailer and shed slabs shall not exceed seventy percent (70%) of the lot area. All proposed concrete must be approved by the Architectural Committee as provided in their guidelines. If the concrete has not been approved prior to installation, it will be subject to removal at owners expense. Forms must be inspected and approved by the Architectural Committee before any concrete is poured.
Antennas are not permitted whether they are for TV, CB radio or short wave except for TV Satellite Receivers with a diameter of twenty-five inches (25”) or less, which may be allowed upon application of the Architectural Committee. Freestanding flag poles are prohibited. Mounted flagstaffs that do not extend above the height of the unit are permitted.
A. Each trailer pad shall be set back five feet (5') from the curb and three feet (3’) from the right-hand property line as viewed from the street. The parking pad and shed pad shall be three feet (3’) from the left hand property line as viewed from the street. A rear set- back shall be three feet (3’) from the rear lot line, which includes decks and awnings. All these set backs must be landscaped.
Concrete, gravel, bricks or bark chips are not acceptable as ground cover on any set back area. The Architectural Committee must approve any landscaping (other than grass). If the landscaping, including irrigation and electrical installations have not been approved prior to installation, they may be subject to removal at the expense of the owner.
Rocks may not be used in set back areas. They may be used in landscaping in other areas, provided they are fist sized or larger, enclosed by borders that prevents their displacement; and their layout is judicious and esthetically acceptable to the Committee. Although rocks are part of landscaping, their area counts the same as concrete slab for the 70%-30% rule. The weed barrier must be adequate and approved by the committee.
